40 vie for Bb. Pilipinas

Location at Manhattan Garden City . Live Work and Play

MANILA, Philippines – A total of 40 official candidates in the 2011 Binibining Pilipinas beauty pageant were selected at the Gateway Suites, Araneta Center in Cubao, Quezon City, last Saturday night, during nine-hour final selection process similar to a reality show.

This year’s official candidates are Jenette Noguchi, Krystle Ann Grant, Marish Alyssa Marquinez, Luzelle Felipe, Angelica Ong, Ladylyn Riva, Queenierich Rehman, Paula Camille Figueras, Glennifer Perido, Diana Arevalo, Zephorah Mayon, Ma. Kristina Marasigan, Jenn Roe Gubat, Dianne Necio, Martha Chloe McCulley, Janine Tugonon, Jenilyn Olivar, Kathleen Subijano, Ma. Paula Bianca Paz, Sabrinne Al-Tawil, Wendy Lucas, Patricia Marie Tumulak, Gianna Therese Quintos, Arabella Hanesh, Teresa Pamela Ludovice, Isabella Manjon, Kenneth Dimaapi, Carla Lacson, Hazelyn Santos, Roxanne Cabanero, Jennielyn Natividad, Mary Jean Lastimosa, Samantha Purvor, Elizabeth Clenci, Camille Alexis Baltazar, Shamcey Supsup, Carolyn Ty, Grendel Alvarado, Sarah Nicole Clenci, and Suzette Hernandez.
They will vie for the titles of Bb. Pilipinas-Universe and Bb. Pilipinas-International.
The winners will represent the country in the 2011 Miss Universe beauty pageant in Brazil in September, and the 2011 Miss International beauty contest in Japan.
Cheers from family and friends of the chosen candidates echoed the halls of Gateway Suites when the final names were released at 9 p.m. Saturday.
The final selection process started noontime the same day.
The 62 candidates paraded in swimsuits. Some of them also joined the talent competition.
The Top 40 candidates were part of the 108 hopefuls who applied for the 2011 Bb. Pilipinas contest late last year.
Two weeks ago, the 108 candidates were trimmed to 50 hopefuls.
Last Saturday, 12 more candidates beat the deadline for the final screening, pushing to 62 the number of candidates who will compete for the Top 24 official slots.
In a tensioned-filled selection process, organizers initially named the Top 24 candidates.
Organizers then called in six more candidates for the Top 30.
But the crowd was surprised when the organizers announced 10 more candidates to complete Top 40 official candidates.
This year’s batch includes students, nurses, fashion models, television hosts, writers, an engineer, and an architect, among others.
Stella Marquez-Araneta, chairperson of the Bb. Pilipinas Charities Inc. (BPCI), thanked the 108 candidates who took part in this year’s final screening process.
She congratulated the candidates who passed the rigid selection process.
Aside from Araneta, among those who took part in the selection process were previous beauty queens and current titleholders, including 2010 Miss Universe 4th runner-up Maria Venus Raj.
Araneta said that the BPCI was glad about the heavy turnout of candidates this year, a record for the Bb. Pilipinas beauty contest.
She said that many candidates were apparently inspired by Venus Raj who competed in Las Vegas last year.
This year’s official candidates will be presented to the press in March, with the grand coronation night expected to be held in April.

Peso seen rising to 41.50 to a dollar

Invest the Best Investment in the Metro

MANILA, Philippines—The peso will likely gain ground against the dollar at a faster pace than most Asian currencies this year as the Bangko Sentral ng Pilipinas starts raising key interest rates to curb rising inflation pressures in the second quarter, European investment bank Credit Agricole CIB said.
In its January economic research titled “Ball in Asia’s Court,” Credit Agricole projected that the BSP would start tightening the benchmark overnight borrowing rate by a quarter-percentage point in June from the current 4 percent, followed by another 25 basis points by September, for a total of 50 basis point this year. The BSP’s overnight rate was seen rising further to 4.75 percent by March next year.
“The Philippine peso is one of our top picks in the region for 2011 as the current account surplus is likely to remain large [nearly 9 percent of gross domestic product] while valuations in the equity market are likely to continue attracting foreign portfolio flows,” it pointed out.
“Moreover, as inflation is likely to begin edging up in the second quarter, we expect the rate-tightening cycle to begin concurrently, which would provide further support for the currency,” it said.
The peso was forecast to end the first quarter at 43.30 against the dollar before rising to 42.70 by the second quarter, 42.10 by the third quarter and 41.50 by year’s end. The local currency closed last Friday at 44.095 against the greenback.
By end-March next year, the peso was seen firming up to 41.20 and further to 41 by end-June 2012.
Most Asian currencies are likely to gain ground against the dollar this year on the back of strong fundamentals. “We favor the Korean won and the Philippine peso as both stand out by having only partially recovered from depreciation during the credit crisis, and present attractive investment destinations on fundamental grounds,” it said.
Credit Agricole said recovery in G3, or the world’s three biggest economies—United States, Japan and the euro zone—would gather pace this year but still fall far behind Asia. And although growth in Asia would likely moderate this year, the region was seen taking up the challenge well, with China and India leading the charge. Consequently, the investment bank said Asia would remain an attractive destination for investor flows, leading to firmer currencies but also fresh challenges for Asian central banks in the form of asset bubbles and inflation risks.
The Philippines, for its part, was projected to grow its GDP by 5 percent this year and 6.6 percent in 2012 while inflation was seen at 4 percent in 2011 and 4.8 percent next year.
The firm noted that 2010 was a very good year for the Philippine economy and markets, with GDP growth likely reaching 7.5 percent for the full year alongside gains in prices across asset classes.

Buying a house or condo with Pride and Appreciation

If you're like most first-time home buyers, you've probably listened to friends', family's and coworkers' advice, many of whom are encouraging you to buy a home. However, you may still wonder if buying a home is the right thing to do. Relax. Having reservations is normal. The more you know about why you should buy a home, the less scary the entire process will appear to you. Here are two good reasons why you should buy a home.

Pride of Ownership
Pride of ownership is the number one reason why people yearn to own their home. It means you can paint the walls any color you desire, turn up the volume on your CD player, attach permanent fixtures and decorate your home according to your own taste. Home ownership gives you and your family a sense of stability and security. It's making an investment in your future.

Appreciation
Although real estate moves in cycles, sometimes up, sometimes down, over the years, real estate has consistently appreciated. Many people view their home investment as a hedge against inflation.

Manila's Megaworld to launch $1.35 billion projects in 2011

Dec 20 (Reuters) - Philippine property developer Megaworld Corp (MEG.PS) said on Monday the group will launch projects worth 60 billion pesos ($1.35 billion) in 2011, with the company upbeat about prospects for the local real estate market.

"We have never been this bullish on the property sector, and we look forward to continued bright prospects not only in 2011 but long after that," Megaworld chairman and chief executive officer Andrew Tan said in a statement.

Tan said the group was planning a large-scale housing programme that involves rolling out some 18,673 residential units with a total floor area of over 830,000 square meters in 2011.

Megaworld alone will launch more than 11,000 high-end apartment units with total floor area of over 372,000 square meters worth at least 41 billion pesos. The projects are mostly in the capital Manila.

Megaworld associates Empire East Land Holdings Inc (ELI.PS) and Suntrust Properties Inc plan to start medium-cost and affordable housing projects worth 19 billion pesos in the capital and nearby provinces south of Manila.

"Many investors both here and abroad believe that our country is now moving in the right direction, and we see a surge of investments especially in infrastructure areas, which will open up more growth opportunities not only for the entire economy but also for the real estate industry," Tan said.

Megaworld investor relations officer John Hao told Reuters the company does not need to raise funding, with the group planning to use proceeds from pre-selling to finance the projects.

Shares in Megaworld, which has a market value of $1.35 billion, rose 0.9 percent on Monday in a broader market .PSI that was up 0.5 percent.

Reasons to Buy a Property Now

INVEST NOW WHILE STILL LOW and AFFORDABLE
Reasons to Buy a Property Now !!!
(BUYING A PRE-SELLING PROPERTIES)

First, Property is still the best investment out there. The stock market is very volatile for people who are looking for a place to invest or where to put thier money. Its still Real Estate. It will still appreciate in value. And it is very wise to invest in property. And you can sell it later.

Second, we offer No Downpayment making it more affordable for Filipinos while the balance may be bank financed at current bank rates. This is ideal for buyers who do not want to pay 20-30% for the downpayment of the property. Bank rates are still very competitive and could be applied to finance the balance after completing the monthly amortization/downpayment installments.

Third, A roof-over-head priciple. The family will always want a house over anything else. So, Why Rent if you can own?

Forth, Buy while still the property is still low! Properties in the Philippines still tend to go up in value. And a property is one of the best and biggest investment that a person can ever make in their lifetime. In the long term, the value of a property never goes down it will always increase its value.

Fifth, Cut Back on Travel Cost. Whether oil prices are high or low, investting in property under the present environment should be made a priority. Location, especially factoring in the proximity to the workplace. Most of our project are Transit Oriented Development. Where its near school, hospital, churches and business office.

Lastly, My vision is to provide quality service and expertise that provide customers with universally competitive products that are valued not only for quality but in terms of affordability for all income levels. I also provide friendly and competent assistance in choosing the best home and investment for both local and foreign individual and family.

And as your Real Estate Specialist honesty, professionalism, and best standards of business and moral ethics shall always be exercised.
